Your NIE

Foreign buyers need an NIE, the foreigner identity number, before they can sign a purchase or open the utilities.

Check the title

Before you pay a deposit, request a nota simple from the Land Registry (registradores.org): it shows the owner and any charges on the property. Use an estate agent registered with the Generalitat, and ask for the registration number.

The notary and the Land Registry

Every sale is signed before a notary, who checks the parties and the deed; the purchase is then recorded at the Land Registry.

Property taxes

In Catalonia, resale homes pay the property transfer tax (ITP), whose rates are set by the Generalitat; new builds pay VAT instead. Rates change, so confirm them with the Agència Tributària de Catalunya (atc.gencat.cat) or your lawyer before you budget.

Holiday lets

The City Council says it will not renew Barcelona’s tourist-flat licences when they expire in November 2028. Don’t buy expecting to let a flat to tourists.

Where people live

See our property guide for the Quadrat d’Or, Sarrià–Sant Gervasi and Pedralbes, El Born and the Gothic Quarter, and Poblenou and Diagonal Mar. We don’t publish prices or yields.
